A new garage door is one of the best home improvement investments you can make. According to Remodeling Magazine, garage door replacement consistently ranks among the top projects for return on investment — often recouping 90% or more of the cost at resale. But with so many options available, how do you choose the right one?

Material Options

Steel

Steel doors are the most popular choice for good reason. They're durable, low-maintenance, and available in a wide range of styles and price points. Modern steel doors can mimic the look of wood without the upkeep. Clopay's Modern Steel and Gallery collections are among the most popular options we install.

Wood

Real wood doors offer unmatched natural beauty and can be custom-built to any specification. However, they require regular staining or painting and are more susceptible to weather damage. Best suited for homeowners willing to invest in ongoing maintenance.

Aluminum and Glass

Contemporary aluminum-and-glass doors deliver a sleek, modern aesthetic and flood your garage with natural light. Clopay's Avante collection is a standout choice for modern homes. These doors are lightweight and rust-resistant but provide less insulation.

What R-value should a garage door have?

For attached garages in the Mid-Atlantic, a polyurethane-insulated door rated R-12 to R-18 is the best choice; detached garages in mild use can go lower. If your garage is attached to your home — and especially if there's living space above it — insulation is critical. Garage door insulation is measured in R-value: the higher the R-value, the better the thermal performance.

  • No insulation (R-0): Fine for detached garages in mild climates
  • Polystyrene (R-6 to R-9): Good budget option for moderate climates
  • Polyurethane (R-12 to R-18): Best for our Mid-Atlantic region with hot summers and cold winters

Style and Curb Appeal

Your garage door accounts for up to 30% of your home's front façade. Choose a style that complements your home's architecture:

  • Traditional raised panel: Classic look that suits most Colonial, Cape Cod, and ranch homes
  • Carriage house: Rustic charm with the convenience of overhead operation
  • Modern/contemporary: Clean lines, flush panels, and glass sections for modern architecture

How much does a new garage door cost?

Nationally, a new steel garage door typically costs $1,200–$6,300 installed — single-car doors at the lower end, insulated two-car doors higher — and premium wood-look or full-view glass doors can run $4,000–$14,000+. Size, material, insulation, and design options move the number most. We offer financing through GoodLeap with 0% interest for 12 months to make your investment more manageable.
